Brad O’Connor, chief economist for the statewide Florida Realtors association, noted that the market is showing strong signs of activity. “It’s not often that you have more closed sales in June than in May,” O’Connor said. “This tells me that people still want to buy homes in Florida, whether they’re existing residents or newcomers.”

June 2026 Housing Market Highlights

In June 2026, Florida Realtors members closed 26,036 sales of single-family homes, a 9.3% increase from the same month last year. The median sale price rose to $432,000, up 4.9% from $412,000 in June 2026. Additionally, the median percent of the original list price received improved to 96.1%, and the median time to contract decreased to 43 days.

New pending sales, which are homes put under contract but not yet closed, also rose to 24,235, a 4.1% increase compared to the previous year. However, the total number of active listings shrank to 97,360, down 15.8% from 115,678 the same month last year. This indicates a tight inventory of homes on the market, the lowest since 2026.

Sales of townhouses and condominiums also saw a significant increase, with 8,900 units sold in June 2026, up 14.0% from 7,809 the same month last year. The median sale price for these units rose to $305,000, up 1.7% from $300,000 a year ago.

The Impact of Stabilizing Mortgage Rates

Jennifer Warner, director of economic development and commercial research for Florida Realtors, noted that average rates for new mortgage loans have been relatively stable in recent months. For the week ending July 16, 2026, the average rate for new 30-year, fixed-rate mortgage loans was 6.55%, up from 6.49% the week before but down from 6.75% the same week last year.

Warner explained that the stabilization of mortgage rates has encouraged buyers to act. “Around this time last year, interest rates were hovering closer to 7%, resulting in a weaker spring buying season “Then rates began to fall during the summer and continued to come in at just around 6% for the remainder of the year. Buyers responded, giving closed sales a stronger back half of the year.”

She put a house under contract in the Pinnacle Parke community after the asking price was reduced to $610,000 on July 7, 2026. The four-bed, three-bath house was originally listed in May for $680,000. The sellers paid $567,000 for it in 2026, the year it was built.

Wackerman noted that while home sales have picked up in recent months, the local housing market still remains slow compared to the surge of newcomers during the COVID-19 pandemic. “I had a listing in Daytona Beach, a two-bedroom, 1-bath house, that received 28 offers back then,” she recalled. “That hasn’t been the case so far this year.”

Wackerman agreed that stabilizing mortgage rates may be contributing to the modest pickup in sales activity. She noted that a house a few doors down from her listing at Pinnacle Parke was also recently put under contract, just seven days after being listed. “For the first part of this year, buyers weren’t coming out because they were waiting for interest rates to come down, but now I think reality has sunk in,” Wackerman said.
